It’s the time of year to step back and have gratitude for the life we live:

No calls from tenants! ha
Here’s a little story to brighten your day from a week ago.
It was a Thursday, the cleaning crew called and said they couldn’t get the walls clean on a unit that we were trading out an old tenant for a new one.
Downtime on the unit was on track to only be 1 week!
But beaten-up walls are not move-in ready.
And the scheduled move-in was for Monday… Not enough time to call one of our painters.
So, what do you do?
Here’s what we did. It’s an all-hands moment. Myself, our property manager, and a few other guys I called came in on Sunday and Monday to paint, repaint, repair, and clean this unit.
Why not push back the move-in?
We already gave the new tenant the move-in day (not break our word)
Every day we push the move-in back, the property loses $41.67 in revenue.
One week push back = $291.67
Maybe it seems small, but we respect every dollar, and that’s revenue that can and should go to our investors.
In the end, we got the unit move-in ready, and the new tenants were happy… even if we had a long weekend to make it happen.
